To begin with, Educators is going to cover your closing costs. The price of the property is one thing, the fees associated with signing on the dotted line is another issue. Appraisals, the title, real estate agent fees, to name a few, can all be added to your final costs at closing. Educators wants to help offset some of those immediate expenditures.

The First-Time Homebuyer Program will also allow you to keep a little bit back as only a low down payment is required. That way, if you are short or if want to keep some in savings, you can.

      We do offer a First-Time Homebuyers loan. It’s a 5/5 adjustable-rate mortgage. That means that the rate may go up or down by as much as 2% every five years. The minimum down payment for the loan is 3% and we waive the closing costs because it is your first home.

      We also offer fixed-rate mortgages. These mortgages can go up to 30 years for a term and the rate will stay fixed for the full term. Generally, these require a larger downpayment.
